Frequently Asked Questions
Basement Waterproofing Questions, Answered
Straight answers about cost, timelines, Milwaukee's older foundations, and what to expect from a free inspection.
It depends entirely on what your foundation needs. A single crack injection typically runs $400 to $1,000. A full interior drain tile system with a sump usually runs $4,000 to $15,000, depending on linear feet of wall treated and whether the basement is finished. Exterior excavation work runs higher because of the digging, waterproofing membrane, and landscape restoration involved. We give you an exact written range after a free inspection, not a guess over the phone.
Interior waterproofing manages water after it reaches the footing, using drain tile inside the basement perimeter to route it to a sump. Exterior waterproofing stops water before it reaches the wall by excavating outside, applying a membrane, and installing exterior drain tile. Interior systems are less disruptive and less expensive; exterior systems address the source directly but require digging around the foundation. We recommend based on the entry path we find during inspection, not a default answer.
A crack injection can be done in a couple of hours. A full interior drain tile system typically takes one to three days depending on linear footage and access. Exterior excavation work takes longer, often several days to a week or more, because of digging, curing time for waterproofing membrane, and backfill and landscape restoration. We give you a specific timeline in the written scope.
Yes, but the approach is different than for a poured wall. Sealing a stone or brick wall traps water inside it rather than stopping it, so we don't recommend that. Instead, we collect water at the base of the wall with interior drain tile and route it to the sump, often paired with tuckpointing washed-out mortar joints. This is the standard, effective approach for Milwaukee's many pre-1940 stone and brick foundations.
In Milwaukee, we recommend one in almost every case. Heavy rain and snowmelt that overload your sump often coincide with the same storms that knock out power, which is exactly when a primary pump alone will fail you. A battery backup keeps the pump running during an outage, which matters most during the storms that put the most water against your foundation.
Interior work, like drain tile installation, crack injection, and sump pump service, can be done year-round because it happens inside a heated basement. Exterior excavation is weather-dependent and becomes difficult or impossible once the ground freezes hard, so exterior projects are generally scheduled for the months when the soil is workable. We'll tell you what's realistic for your situation during the inspection.
Financing may be available depending on the scope of the project. Ask about it during your free inspection and we'll walk you through what applies to your situation.
We put a workmanship warranty in writing as part of your scope of work, so you know exactly what's covered before any work begins. Warranty terms depend on the specific repair or system installed, and we'll go over them with you at the time of your quote.
Heavy clay soil is the main culprit. Clay holds water rather than draining it, so after snowmelt or heavy rain, saturated soil builds hydrostatic pressure against foundation walls and pushes water through any available crack or joint. Decades of freeze-thaw cycling widen those cracks over time, and much of Milwaukee's housing predates 1940, meaning fieldstone, Cream City brick, and early block foundations that were never built with modern waterproofing in mind.

Yes. We inspect your foundation, explain what we find, and give you a written scope and price range at no cost and with no obligation to book anything.
No. Just clear a path to the areas showing water or cracking so we can get a good look and take measurements. If we move forward with work, we'll let you know ahead of time what, if anything, needs to be cleared from the work area.
